Home Preservation Program

Home Preservation Program

Louisville Metro Housing Authority Home Preservation Program:

LMHA is excited to introduce our new Home Preservation Program! Due to recent community developments in the Russell, Phoenix Hill, Park Duvall, and Smoketown neighborhoods, homeowners may be experiencing additional financial strain caused by increased homeownership expenses.

Since 1997, the Louisville Metro Housing Authority has helped over 400 Louisville renters become homeowners by making homeownership affordable through our Housing Choice Voucher (HCV) program. Now, LMHA wants to bring that same financial assistance to current homeowners in neighborhoods where we have made significant investments.

Monthly subsidy payments will be made to qualifying households to help homeowners pay for some of their monthly homeownership expenses and ease the burden of rising costs.

Expenses We Can Help With:

  • Mortgage Payment
  • Property Taxes
  • Homeowner’s insurance
  • Utilities

Neighborhoods Served

Qualifying Neighborhood Purchased Before Date
Russell June 2016
Smoketown November 2010
Park DuValle October 1995
Phoenix Hill November 2002

Eligibility Requirements
:

  • Own a home as your only residence in a qualifying neighborhood.
  • Purchased your home before the specified date for your qualifying neighborhood. (see above)
  • Meet income eligibility guidelines based on household size.
  • Pay more than 30% of your monthly income towards home expenses.
  • Homes must pass a Housing Quality Standards inspection (HQS).

Home Repair Assistance:

If a qualifying home does not pass an HQS inspection, LMHA has partnered with the City of Louisville to assist homeowners with the specific repairs needed to meet the minimum qualifications for subsidy. Repair assistance is funded through a forgivable loan.
